natural flow in cottage styling
All the style, practicality and quality generally associated with APG Homes' two-storey designs is evident in the builder's classy single-storey display, the Mirander in Wandi.
The four-bedroom, two bathroom home is designed to suit a range of homebuyers and combines free-flowing communal areas, big bedrooms, top-notch fittings and finishes, and a dash of panache.
Marketing Manager Matthew Dragun said the flexibility of the design offered families of all ages a home that encouraged interaction, while providing the private spaces needed.
"The Mirander has been designed with families in mind and features high-quality finishes, including stone benchtops, custom cabinets in the kitchen, scullery and main bedroom walk-in robe, plus a stunning elevation," he said.
"Many people comment on the openness of the design, accentuated by the 31-course high ceilings, and we hear comments about the separation of the spaces within the design being particularly appealing to families."
From the street, the Mirander has contemporary cottage styling, with boxed frames around the veranda and porch, smooth rendered walls, sleek shingled roof tiles, plus a feature pavilion above the entry.
Inside, the layout is deceptively simple, with a natural flow that draws visitors past the private main suite and straight to the heart of the living zone, at the end of the entry hall.
Here, the kitchen overlooks the dining area and living room, which share a light, lofty and generously proportioned space linked to an alfresco area.
"The Mirander's kitchen is spacious and functional and extended by a chef's scullery with custom cabinetry," he said.
"It overlooks the open-plan dining and living areas and is perfect for maintaining a connection to your guests or keeping an eye on the kids."
The kitchen has an elongated U shape that incorporates parallel rows of cabinets and benchtops, with the scullery at one end. Appliances are divided between the two rows of cabinets, with the hotplate against the wall below a row of overhead cabinets, and the wall oven and microwave recess in a boxed upstand. The upstand has cupboards on its other side, next to the dining area, where the kitchen bench extends to form a long breakfast bar.
In the dining area, a glazed door opens to a sheltered side courtyard, and stacker doors in the adjacent living room open to the alfresco area.
There's also an activity room and computer nook in the minor bedroom wing to one side of the dining area. Each bedroom is big enough for babies, teenagers, guests or hobbies, and includes a two-door built-in robe. A neat bathroom and walk-in storeroom or linen cupboard complete this wing.
The main suite is separated from the minor bedrooms to ensure maximum privacy for occupants. It has a big sleeping area, with a sliding door to the front veranda, deep walk-in robe and an elegant open ensuite with double vanity, oversized shower and separate toilet.
There's a neat powder room off the entry, and the laundry is opposite the kitchen, near a walk-in linen cupboard.
The home was an entry 2013 HIA Perth Housing awards in the display homes $340,001 to $400.000 category. For inquiries phone APG Homes on 9208 9000.
