4 easy steps to property development with apg
Your apg development consultant will take you through each step and provide advice to help guide you through the entire process from start to finish including the following services:
Step 1 Development assessment
- Assess the site and provide options on how to maximise the development potential of your block.
- Provide preliminary sketch with a “footprint” for each unit showing boundary setbacks, site coverage and approximate size and house type for each unit.
- Provide a preliminary development appraisal with indicative costs to complete the project and help you assess the viability of your development.
- Provide finance consultation for the development project.
Step 2 Full project feasibility & design
- apg will complete a visual assessment and photograph your block for a better understanding of its natural features and surrounding developments.
- Organise a current contour and feature survey of your block for a more detailed assessment of all the site related issues including existing service locations.
- Provide a building and engineering consultation.
- Provide advice on the most suitable house designs for the site and complete the drawings showing elevations, finished floor levels, total house areas, plot ratios, site coverage, retaining walls and setbacks.
- Complete a planning approval and council compliancy assessment.
- Provide a written proposal and detailed “development appraisal” for the completed development including all internal and external finishes and statutory fees and charges.
Step 3 Preliminary works contract and planning approval
- Provide a preliminary works contract (PWC) with your final design and a detailed letter of quotation outlining all design features and inclusions.
- Finalise drawings with elevations and provide a written submission to the local council for your planning approval.
- Amend approved drawings in accordance with any planning conditions and submit a full set of working drawings back to the council for a building licence.
Step 4 Building contract and colour selections
- Provide a full set of planning approved working drawings with all contract documentation including addenda (specification inclusions) in your personal “contract file” for finance approval purposes with extra copies for your records.
- Submit drawings to the council for a building licence approval.
- Provide a professional colour consultation to help you with all your material and colour selections.
- Coordinate each stage and keep you informed every step of the way. Your designated “customer support officer” will provide regular updates through the entire process including the construction phase.
