Maya Anderson looks at a home that feels big but occupies minimal space
Creating a house with big living areas and a sense of space which fits easily on a small block was one of the aims for the APG Homes house, the Lincoln.
APG Homes sales and marketing manager Leo Callisto said the Lincoln packed plenty between its walls, which measured 14m by 30.5m.
"The main design aim was to demonstrate what can be achieved on a small lot," Mr Callisto said.
"The Lincoln has over 300sqm of total house area and still has plenty of space for a pool and garden."
He said the Lincoln was perfect for families and for people who loved to entertain.
"It will appeal to growing families where children have their own zone and to people who want a spacious, well-appointed home which doesn't take up the entire block and leaves plenty of room for outdoor entertaining and a pool," he said.
Mr Callisto said some of the house's best features included the stylish, contemporary kitchen, the upper-floor layout, which has good separation between the parents' zone and the minor bedrooms, and the open-plan living and dining area.
The Lincoln's formal entry flows into a very spacious open-plan kitchen, living and dining room with a covered alfresco area at the rear.
The expansive use of glass in the kitchen, living and dining area provides plenty of natural light, as well as offering views of the back
garden.
The kitchen features cupboard doors in a wide range of colours and solid 30mm Essa Stone benchtops, as well as soft-close drawer runners.
There is a Blanco stainless-steel fan-forced electric wall oven and gas hotplate with a slide-out range hood.
There is also a dishwasher recess and a sink mixer with vegetable spray. The kitchen has plenty of benchtop space.
To the left of the formal entry is the sleek and contemporary media room, while another wing holds a powder room, access to the double garage and the laundry, which has a big built-in linen closet and access to an external washing line.
On the upper floor, the stylish, carpeted staircase opens on to a spacious activity room with a double-door cupboard.
One of the best features of this activity room is that it could be used for a multitude of purposes, from a playroom, formal lounge, games room to a teenagers' study area.
Off the activity room is the massive main suite which has a feel reminiscent of that of a resort hotel, accentuated by the private balcony at the front of the home.
The main suite has a big walk-in robe with custom-fitted drawers, shelves and hanging rails.
