With less than 300sqm to use, APG Homes had a challenging task to design a stylish two-storey home with all the modern features of a larger home.
"The residence is located on a small rear lot but managed to meet all the owners' requirements for a family with two teenage sons," the judges said.
"Double-size bedrooms, living areas to both floors and quality of workmanship combine to make a worthy winner."
The home is tucked away at the back of a Maylands block.
Clever design allowed for a spacious entry, with the karri timber flooring which features throughout making an initial statement of elegance.
Directly ahead, at the back of the home, are the generous laundry and a powder room.
To the right is the open-plan living area, which is overlooked by a big U-shaped kitchen and connects to a compact alfresco area.
The kitchen is defined by a bulkhead ceiling and is separated from the meals area by an upstand which acts as a display shelf on the outer side.
There are Essa Stone benchtops, stainless-steel appliances, including a big underbench oven and canopy range hood, glass splashbacks and lots of storage space including a corner pantry and appliance hatch.
The alfresco area has timber decking and is under a timber-lined ceiling.
Alongside is a tranquil pond with an Archistone feature wall, an outdoor kitchen with a barbecue and woodfired pizza oven and a section of imitation lawn.
The double garage has access to the entry and has a storeroom.
Upstairs are the bedrooms, with the parents' suite at the front enjoying privacy.
It has a high, vaulted ceiling to enhance the sense of space, a walk-in robe and open ensuite with a big shower and his-and-her vanities on either side of the room.
An open activity-TV-study area at the top of the stairs provides a buffer between the main suite and the minor bedrooms.
The two minor bedrooms are double-sized and are serviced by a bathroom with a single vanity, shower and spa bath.
